As I said earlier, I just went and looked at the Village at Towne Lake. Things are coming along nicely over there. There have been a few changes since my original post back in December. There are no longer going to be townhomes in this development. The number of houses, according to the sales agent today, is going to be a little under 300, instead of the original 325 I had mentioned.
I toured 4 models, which are open and ready to be viewed right now. These models are in the Courtyard Collection. These are single family homes, but they are attached by a wrought iron gate in the front and back which encloses the courtyard for each home. These floor plans and the courtyards are truly amazing. The courtyard can come with a small spa with a fountain or an outdoor fireplace. One of the models even has both, and boy is that impressive. The four plans are named:
- The Coquille
- The Mackinac
- The Huntington
- The Pocantico
The Pocantico is one level and has a master suite and a second bedroom. There are two bathrooms, kitchen, living room and a two car garage. One of the neatest features of all four of the plans is an office/study which has an entrance off the courtyard and not the house. The Coquille, Mackinac and Huntington all have a second floor which has two more bedrooms separated by a jack and jill bathroom.
All of the homes in the Courtyard Collection have hand laid cobblestone entries, driveways and patios. They come with a 42″ wall mounted plasma EDTV in the family room, granite counter tops, 12″ baseboards throughout the main level, and many more features. The prices start in the low $340’s and go to the low $400’s.
All of the homes in the Courtyard Collection are also sensibly built for the envirnoment and are members of the green building program called EarthCraft House.

I just went and toured the construction and development progress at The Village at Towne Lake. This really is going to be a fantastic new addition to the Towne Lake family. I’m going to share a bunch of new Village at Towne Lake information in the next few posts.
Right now I am enjoying coffee and lunch at the Woodstock Coffeehouse. I love this place. With great coffee, food and free wi-fi, I spend a lot of time here.

Over the last few weeks I’ve been very busy. I’ve been a terrible blogger, but the changes that have come from my busy period will be beneficial to everyone.
Over the holidays, the company I work for restructured. We’re no longer the Keller Knapp Team, working for someone else. We’ve turned into Keller Knapp Realty. The people are still the same. We have the same broker, the same support staff and the same agents. We’ve even hired a few more agents. The change was really just a bunch of paperwork. Our company still functions the same. You can still expect great service, professionalism and top notch real estate knowledge from Keller Knapp Realty.
However, with a new name comes new toys. We’re working on new logos, websites, business cards, signs… the list is way too long. Here’s the latest numbers on interest rates for five common consumer products for the week of January 1st - January 7th. This national survey was performed by Bankrate.com on Wednesday, January 4th.
- Mortgages - 6.27% (30 Year Fixed)
- Home Equity Lines - 7.32%
- Auto Loans - 7.90% (48 Month - New Car)
- CD - 3.28% (One Year Yield)
- Credit Card - 12.94% (Standard Fixed)

There are currently 4 foreclosures being marketed within Towne Lake. Two of which I have spoken about previously and two that you’ll being hearing about new today.
- The first is in Towne Lake Hills North. I’ve blogged about this one before, but now it’s being marketed at a lower price. It was at $609,900 and is now listed at $569,900.
- The next one is in the Township Place section of Towne Lake Hills South. I’ve also mentioned this one before when it was listed at $239,900. Now it’s at $229,900, down from it’s original price of $250,900.
- The third is in Wyngate. It’s listed at $214,900 which is down from it’s original price of $230,500. The home has 4 bedrooms, 3 and a half baths and is 2 stories with a finished basement. It’s on a cul-de-sac and has a brick front.
- The last one is in Deer Run. It’s listed at $206,900 and has 5 bedrooms, 3 and a half bathrooms with a full finished basement. It has hardwoods throughout and sits on a 1/3 of an acre.
