Towne Lake Real Estate Guide

Currently there are 67 houses for sale in the Towne Lake community of Eagle Watch. They are priced anywhere from $209,000 to $689,900. Here are some basic statistics about the real estate sales from the 2nd quarter of 2007.

April - 3 sales with an average sales price of $294,333 and an average days on market of 65.
May - 6 sales with an average sales price of $293,716 and an average days on market of 76.
June - 2 sales with an average sales price of $352,500 and an average days on market of 46.

• 415 Beechwood Lane sold on August 11th for $284,000 which was 95.94% of its original asking price. This 4 bedroom, 2 and a half bathroom home was on the market for 128 days.
• 301 Valley Green Court sold on August 18th for $209,500 which was 93.11% of its original asking price. This home had 3 bedrooms and 2 and a half bathrooms.

The homes that went under contract in Eagle Watch were:

• 3308 Eagle Watch Drive went under contract on August 23rd. The original asking price was $389,900 for this 5 bedroom, 3 and half bathroom home on the golf course.
• 3127 Sandhurst Drive went under contract on August 27th. This home with a view of the 2nd green was originally $319,900.
• 1313 Cobblestone Lane went under contract August 7th. This home has 4 bedrooms and 2 and a half bathrooms and was originally priced at $257,900.
• 107 Bent Creek Drive went under contract on August 18th. The original asking price for this home was $249,900
• 625 Wedgewood Drive went under contract on August 4th. This 3 bedroom, 2 bathroom home was priced at $219,900.
• 4019 Bent Willow Lane went under contract on August 28th. The original asking price was $179,900.

Eagle Watch has seen appreciation over the past two years, especially from 2003 to 2004 when the appreciation rate was 10.9%. The next year sales prices still rose, but only by 2.56%.
