Towne Lake Real Estate Guide

Currently there are 23 houses for sale in the Towne Lake community of Towne Lake Hills East. They are priced anywhere from $299,900 to $650,000. Here are some basic statistics about the real estate sales from the 2nd quarter of 2007.

April - 4 sales with an average sales price of $386,200 and an average days on market of 32.
May - 1 sale with a sales price of $440,000 and a days on market of 12.
June - 2 sales with an average sales price of $442,250 and an average days on market of 438 (This number is so high as one of these homes was on the market for 400+ days).

In the month of August, Towne Lake Hills saw 5 homes be placed under contract to sell and 3 homes sell, according to FMLS.

In Towne Lake Hills North,

• 223 Morning Mist Way went under contract on August 2nd. Ths asking price was $429,900 for this 4 bedroom, 3 and a half bathroom home in The Enclave.
• 3024 Golf Crest Lane sold on August 7th for $490,000 which was 92.45% of its original asking price. This 5 bedroom, 5 and a half bathroom golf course home was on the market for 76 days.
• 3010 Golf Crest Lane sold on August 1st for $425,000 which was 80.96% of its original asking price. This 3 bedroom, 3 and a half bathroom golf course home was on the market for 55 days.

In Towne Lake Hills East,

• 427 Clubview Drive went under contract on August 9th. The original asking price was $599,900 for this 5 bedroom, 4 and half bathroom cul-de-sac home.
• 5011 Winding Hills Lane went under contract on August 8th. This home on the 15th green was originally $419,900.
• 801 Eastside Pointe went under contract August 18th. This cul-de-sac home has 4 bedrooms and 3 and a half bathrooms and was originally priced at $389,900.
• 5002 Winding Hills Lane went under contract on August 4th. The original asking price for this home was $309,500
• 511 Knoll Pointe sold on August 18th for $415,000 which was 94.31% of its original asking price. This 3 bedroom, 3 and a half bathroom golf course home on the 16th green was on the market for 68 days.

• The average sales price was $362,946
• The average number of days on the market was 50
• And the percentage of sales price to original listing price was 97.95%

• In 2005, 25 homes sold in Towne Lake Hills East
• The average list price was $360,412
• The average sales price was $353,002
• The average number of days on the market was 74
• And the percentage of sales price to original listing price was 97.94%

The sales price is what I am going to focus on. As you can see, from 2003 to 2004 homes appreciated very nicely. Towne Lake Hills East saw an approximate 11% increase in value. From 2004 to 2005, values dropped by about 2.8%.
